Already working with a builder. We coordinate directly with your builder and deliver the plans they need to price and build it right.
Builder, architect, or developer. Bring us in for the pool design and the sealed plan set, project by project. Plans that work on site, from people who’ve been on site.

Design, Engineering, and the Drawings in Between
Six things, and most projects only need two or three of them.
- Pool design. The layout, the shape, how it sits in the yard and how you move around it.
- New pool permit plans. Signed and sealed, ready to submit.
- Remodel and renovation plans. Engineering for changes to a pool that already exists.
- Structural engineering. Sealed calculations for the shell, the steel and the loads.
- 3D renderings. See it before anyone digs.
- Expedited plans. When the schedule will not wait.
Four Steps. The Plans Are Yours at Every One.
-
Tell us about the site
Send your survey, a few photos, and a rough idea of what you’re picturing. That’s the free feasibility review: an honest read on what the lot can take.
-
We draw the layout
Preliminary plans, as many rounds as it takes. Revisions here are included, because a change now is easy and a change after we seal is a resubmittal.
-
Sealed plans delivered
Structural, plumbing, deck and coping details, sized to your actual soil and wind load, not a template scaled to fit.
-
Build it with the builder you choose
The plans are yours. Take them to bid, or hand them straight to the builder you’re already working with. Either way, we’re available to your builder through construction.
Drawn by Builders, not Draftsmen
A decade in the field first. That is the whole reason our plans work on site: every line was drawn by people who know how a crew actually digs, pours and plumbs a pool, and what a set of drawings has to say for that to go right.
Design and Sealed Plan Support for Pool Builders
Pool design and sealed plan sets for your projects, without adding an in-house department. We work inside your process, prepare your plan sets, and keep the design and engineering moving so your team stays on the client and the build. Expedited plans are available when approved projects are on tight schedules. Our role is not to replace the builder. It’s to make your builds go smoother.

Frequently Asked Questions
Get clear answers from our pool design company regarding our pool layout design process, municipal permitting rules, and B2B trade partner workflows.
We respond with a custom estimate within 24 hours if proper site documentation (such as a survey) is provided.
For most standard residential swimming pools in South Florida, a complete, permit-ready plan set takes 2 to 4 weeks to design and coordinate. If you are facing an urgent municipal deadline or a tight construction schedule, we also offer a priority expedited service that fast-tracks your project to deliver a complete, sealed set of plans in 5 to 10 business days.
Yes. You can take your completed plans to the pool builder of your choice, and we recommend getting at least three bids so you can compare pricing and scope. Separating design from construction gives you more control over the project and lets you choose the builder that best fits your needs. Once the plans have been paid for, the drawings are yours to use for the project.
We handle the necessary corrections and resubmittal so you are not left trying to figure out the permitting process yourself. Our standard service includes up to two rounds of plan corrections and resubmittals when the changes are related to plan or code comments. Additional revisions caused by major project changes or requests outside the original scope may be billed separately.
Yes, in most cases a current property survey is required to accurately design the pool and prepare plans for permitting. If you already have a recent survey, send it over and we can review it. If you do not have one, we can tell you what type of survey is needed and help you determine what to request from a local surveyor.
Yes. We can incorporate features such as decks, outdoor kitchens, pergolas, patios, fire features, and other outdoor improvements into the same design set when appropriate. Planning these elements together helps create properly aligned transitions, elevations, clearances, and usable outdoor spaces instead of treating each feature as a separate project.
